What affects the price

Why two extensions of the same size can cost differently

  • Size and layout

Floor area drives most of the cost, along with how many rooms, openings and corners the design has.

  • Ground and foundations

Clay, trees, drains or sewers nearby can mean deeper or specialist foundations. We check at survey and price it in.

  • Structure

Knocking through, wide openings and loft floors need steel beams sized by a structural engineer.

  • Specification

Glazing, roof lanterns, kitchens, bathrooms and flooring vary widely. We price to the finishes you choose.

  • Access

Terraces with no side access, parking restrictions and working at height all affect labour and plant.

  • Consents

Planning, Building Control, party wall and water-company fees depend on the project and the council.
