L-shaped wraparound extension in matching stock brick with a sloping glazed side roof

About this service

About wraparound extensions

A wraparound extension combines a side return extension with a rear extension, creating an L shaped addition that wraps around one corner of your property. It is one of the most transformative ways to open up a Victorian or Edwardian ground floor. Entry-level wraparounds usually create around 18 to 28 m² of extra space, with larger schemes priced separately. Wraparound extensions typically start from £55,000 and take 12 to 16 weeks to complete.

Who it's for

Homeowners who need substantial additional space but want to stay in their current location. Wraparounds are particularly popular for Victorian and Edwardian houses where the original ground floor layout is small and compartmentalised.

What homeowners say

What homeowners say about working with us on extensions.

  • “Shahbaz and his team did a wrap around extension and full refurbishment of our house and we are pleased with the overall results. They completed the project on time, despite of the fact that we had to stop the work for almost two months as we got caught up with the first covid lockdown. He was courteous and always available to address our concerns. There were occasions when we weren't satisfied with some of the work and he made sure to address our concerns. We also made some changes to our plans along the way and he was quite reasonable in terms of how it affected the overall price. From first hand experience, I know how some builders are quick to rack up additional charges for minor changes. Overall, I would recommend Shahbaz and his team.”

  • “We have decided to contract with Brits construction for our kitchen extension and ground floor refurbishment. It was our first experience with a builder. The whole project took roughly 6months due to few challenges. As we understand, our project was one of the smallest that Brits construction undertake but it was still complex as we were living on site during the work and its a terraced house within a pedestrian & conservation area. Our main point of contact was Syed and communication with him was great. He is always available, professional and flexible on additional request we could make. Syed & his team have been able to manage all different type of challenges, helping us to find a solution when needed and following our ideas even if these were sometimes unconventional. Despite the work took longer than expected, we would highly recommend Brits construction. The only suggestion we can make is to not live on site during work and to know in advance what should be looked at during work/extension to avoid challenges & potential delays.”

  • “Having read the feedback we got a quote from Brits Construction. From the outset Mr Fawad was very professional. He took his time to go through the extension plans in detail understanding exactly what was required and took time to listen and understand our wishes. A detailed quote was provided with a breakdown of the costs and payment schedule. Everything was made clear and in writing. No extras were charged (other than the additional underfloor heating we requested). All work was done in a timely and efficient manner, work was completed on time and to a high standard of finish. Throughout the project which lasted 8 months Mr Fawad was always there to answer any questions and requests. I found him to be very approachable and he accommodated our wishes in every part of the extension project. I have absolutely no regrets hiring Mr Fawad and his team and would not hesitate to recommend them to any friends or colleagues. I am happy for Mr Fawad to share the before and after images of my large extension project.”

FAQ

Common Questions

In London, wraparound extensions typically start from £55,000 for a modest specification and more compact footprint. Larger family-sized projects often land between £70,000 and £110,000 depending on glazing, steelwork, drainage, and finish level.

Many wraparound extensions exceed Permitted Development limits, particularly if the side extension is more than half the width of the original house. We always check and submit full planning applications where needed.

Most wraparound extensions take 12 to 16 weeks from start on site. Larger or more complex projects may take up to 20 weeks. We provide a detailed programme and commit to a fixed completion date in the contract.

Yes. In London, a well executed wraparound extension can add £100,000-£200,000 to a property's value, often significantly more than the construction cost. The key is creating a functional, well lit open plan space.
