Terms of Service
Last updated: 1 April 2026
1.Service Description
Brits Construction Services Ltd provides construction services including house extensions, new builds, renovations, and related services. All work is carried out in accordance with relevant building regulations, British Standards, and industry best practices.
2.Quotations
Our quotations are valid for 30 days from the date of issue. Quotations are based on the information provided and site conditions at the time of survey. Any changes to the scope of works will be priced separately and require written approval before proceeding.
3.Contracts
All work is carried out under a written contract, typically using JCT (Joint Contracts Tribunal) forms adapted for domestic work. The contract will specify the scope of works, contract sum, payment schedule, programme, and other terms.
4.Payment
Payment terms are as specified in the contract. Typically, a deposit of 10 to 20% is required upon contract signing, with stage payments due at agreed milestones. VAT is charged at the prevailing rate. We do not accept cash payments.
5.Variations
Any changes to the scope of works must be requested in writing. We will provide a quotation for the variation including any impact on the contract sum and programme. Work on variations will not commence until written approval is received.
6.Programme and Delays
We commit to a completion date in the contract. Delays caused by factors beyond our reasonable control (force majeure) including extreme weather, strikes, or material shortages will extend the completion date accordingly. We will communicate any anticipated delays promptly.
7.Access and Site Conditions
You must provide safe and unobstructed access to the site. If access is restricted or site conditions differ from those assumed in the quotation, additional costs may apply. You are responsible for removing personal belongings from work areas.
8.Warranties
All structural work carries a 15 year structural warranty. Other work is warranted for 5 years from completion against defects in materials and workmanship. This does not cover normal wear and tear or damage caused by third parties.
9.Insurance
We hold public liability insurance up to £5 million, employer's liability insurance as required by law, and contract works insurance. You should ensure your buildings insurance is adequate during construction works.
10.Termination
Either party may terminate the contract in accordance with JCT termination provisions. If you terminate without cause, you will be liable for all work completed plus reasonable demobilisation costs. We may suspend work for non payment.
11.Dispute Resolution
Any disputes will be attempted to be resolved through good faith negotiation. If this fails, disputes will be referred to adjudication in accordance with the Scheme for Construction Contracts. The contract is governed by English law.
